Why Crack & Joint Sealing? Question: What is the THE MOST destructive element to your pavement? Answer: Water! Question: What do we use to keep our landscaping alive and full of color? Answer: Water! Question: What happens when water flows from the sprinklers onto your parking lot & INTO your cracks and joints? Answer: Potholes! Question: How do we stop the water from penetrating our pavement? Answer: Seal your cracks and joints regularly! Please read this: If you spend ANY money on your parking lot at all this year…the BEST investment is to SEAL your cracks and joints! You need to prevent water intrusion into your pavement! Sealing pavement cracks and joints, to prevent water from entering the base and sub-base, will extend the pavement life by three to five years. This isn’t a new concept, but one well worth repeating! When water is kept out, pavement deterioration is as well. Sealing cracks is the most economical way to prevent the costly asphalt and concrete repairs caused by water penetration. Cracks ¼” to 1 ½” in your asphalt pavement can be effectively sealed using an asphalt based hot pour rubberized sealant. If these cracks are not sealed, they can ravel, increase in size, allowing further water penetration resulting in potholes. The joints in concrete pavement are sealed the same way, and will produce the same poor results if not! The best candidates for crack and joint sealing are newer pavements that are beginning to form cracks; the life of these types can certainly be extended. The one and only objective of crack sealing is this: to prevent water from further damaging your pavement investment. Sealing buys you time, and saves you money by delaying the expense of any major reconstructive pavement maintenance. As previously mentioned, the true benefits of crack or joint sealing are realized three to five years down the road. That benefit is seen in your yearly budget, when after a consistent effort to seal your cracks at least once a year, if not every six months, the service life of your pavement is extended… reducing expenditures!
